Kaivalyam
ADAPTIVE REUSE 

HERITAGE HOME, OTTAPALAM

The project focuses on the documentation and condition assessment of Kaivalyam, a 2962.44 sq. ft. heritage house in Lakkidi. The 150 year old house features a combination of oxide and teak flooring, mud floors in the attic, and teak pillars and frames, with the overall structure appearing sturdy but requiring targeted interventions. Key issues include termite damage, cracked foundations, and water seepage in the ground floor roofing, necessitating treated wood replacements, structural assessments, and preventive treatments. The house also requires updated plumbing, electrical upgrades, enhanced ventilation, and restoration of fenestration elements to ensure durability and functionality. A comprehensive approach is advised for these updates while preserving its traditional charm.

The surrounding landscape requires a detailed survey to establish boundaries, slope, and the condition of features like trees, the stepwell (kullam), and access points. A landscape plan can address circulation, drainage, privacy, pathways, and the usability of outdoor areas, including the padipura and verandah.

 

The study details requirement of conservation. Repairs, adaptive re-use of space and improving suggested elements will enhance the integration of indoor and outdoor spaces, making the property more functional and aesthetically appealing while respecting its historical and architectural significance.
